Stenham Property has been investing in and managing property on behalf of its clients since 1995 through individual property syndications and more recently closed-ended collective investment vehicles. Over this period the client base has grown to a number in excess of 2,000 investors, most of whom have invested more than once.

We offer a turnkey service of seeking out investment opportunities and negotiating the acquisition of or participation in these opportunities. We arrange the funding of these investments from commercial banks, mezzanine loans from clients and equity investors.

We also manage properties acquired for clients. Included in the sphere of management is the administration of all debt, including periodic repayment of interest and capital. We attend to all tax returns, insurance and other professional work.

Our track record

Stenham Property currently manages in excess of £2 billion of property assets on behalf of clients. This includes investments in German property, which mostly comprises either large shopping centres in well-known cities and towns or smaller retail schemes in regional towns.

We have developed a successful track record of performance in acquiring, managing and exiting from property investments, and have achieved a weighted average IRR of over 24% on realised equity investments.

Our approach

As the property investment market has evolved over the last ten years it has become increasingly necessary to invest in opportunities requiring active value-added management. These "more active" investment opportunities often take the form of joint ventures with specialists in niche fields within the wider property investment arena. We have successfully negotiated and structured property joint ventures previously. We also have a record of successful participation in these joint ventures as an active partner until exit.
